Sunset Ranch Gunter TX: Prices, MUD Tax, County Rules and the Lawsuit
Updated October 29, 2026.
Sunset Ranch Gunter TX is Trophy Signature Homes’ neighborhood east of Preston Road (SH 289), and it is the cheapest way into a brand-new house near Gunter right now: Trophy lists homes from $299,990 to $437,490. The trade-offs are not on the price tag. Sunset Ranch has a Gunter mailing address but sits outside Gunter city limits in unincorporated Grayson County. Every home also pays the Sunset Ranch Municipal Utility District (MUD) a tax of $1.00 per $100 of taxable value, on top of the county, school and other property taxes. That works out to about $3,500 a year on a home taxed at $350,000. The MUD, not the county, maintains the streets.
The neighborhood is also getting bigger. On October 13, 2026, Grayson County commissioners voted 5-0 to approve the final plat for Phase 2B, adding 93 homesites (Commissioners Court minutes). Notes on that plat tie one county street rule to a lawsuit the developer filed against the county. Below are the prices, taxes, rules, timeline and the questions worth asking before you sign.
Sunset Ranch at a glance

What homes cost at Sunset Ranch
Trophy’s community page lists a range of $299,990 to $437,490. Its floor plans come in three series (Trophy, Musician and Victory), and the page lists all of them for 60-foot lots. On October 29, the move-in-ready homes shown on the page ran from $329,990 for a 3-bedroom, 1,975-square-foot Heisman plan on Azalea Lane to $434,990 for a 5-bedroom, 3,614-square-foot Wimbledon plan on Linden Lane. Most of those listings showed discounts of $10,000 to $40,000 off the original price. Trophy is also advertising a reduced mortgage rate with free appliances, with terms set by the builder.
For comparison, the only other new-home community near Gunter selling right now is Mattamy Homes’ The Bridges at Preston Crossings, with plans listed from $319,990. Our Gunter TX new home communities guide lays out every neighborhood side by side, including the ones that are still dirt work.

A Gunter address, but not Gunter city limits
This is the part most buyers miss. Sunset Ranch is a Grayson County subdivision. The Commissioners Court, not the Gunter City Council, approves its plats, and the county’s subdivision regulations set the rules. In practice, that means:
- No City of Gunter property tax. The MUD tax takes its place, and it is a higher rate.
- The MUD maintains the streets. The plat says the district owns and maintains all paving and drainage inside the section. The one exception is the strip dedicated along Block Road, which the county maintains.
- Deeds have to warn you. The plat requires every deed to say that the streets are public, that the MUD is responsible for them, and that the condition of the streets can affect access for emergency vehicles.
- The county isn’t responsible for drainage or flooding. The plat notes say the county won’t maintain drainage ways or answer for flood damage. Creeks and channels that cross a lot are the owner’s to maintain.
- City utilities don’t apply. Gunter doesn’t run water or sewer anywhere. Mustang SUD serves Sunset Ranch, and trash pickup comes from Alford Services under a contract with the MUD, not the city. Our Gunter TX utilities guide covers setup for water, trash, power and internet.

The MUD tax: what it is and what it could become
A municipal utility district is a special district that can tax, borrow and build water, sewer, drainage and road systems. The Sunset Ranch MUD board met on September 9, 2026, and set a 2026 operations and maintenance tax of $1.00 per $100 of taxable value (tax rate order). The Grayson County Tax Assessor-Collector collects it with your other property taxes. Bills become delinquent if they aren’t paid by January 31, 2027.
| Taxable value (example) | Sunset Ranch MUD tax per year at $1.00/$100 |
|---|---|
| $300,000 | $3,000 |
| $350,000 | $3,500 |
| $400,000 | $4,000 |
| $435,000 | $4,350 |
These are simple examples using the 2026 MUD rate alone. Your real taxable value comes from the Grayson Central Appraisal District and may not match your purchase price. County, Gunter ISD, Grayson College and any other taxes come on top of this.
The bigger number is the debt the district is allowed to take on. According to the district’s notice to purchasers, voters have authorized up to $192.8 million in bonds for water, sewer and drainage and $114.7 million for roads, about $307.5 million in all. As of that notice, none had been issued. The notice also says the district can levy a tax with no rate limit to pay off bonds once they are sold, and that the cost of district facilities “is not included in the purchase price of your property.” In plain terms, the $1.00 rate covers operations today. If the district sells bonds to repay the developer for streets and pipes, a debt tax could be added later.
Texas law requires sellers to give you this notice. Read it closely, and ask the sales office or the district’s attorneys at Winstead PC (district page) whether a bond sale is planned. The five-member board meets in Dallas, at an office the district designates outside its own boundaries. The next scheduled director election is May 6, 2028.
Phase 2B: what the county approved on October 13
Melissa Mizell, the county’s development services supervisor, presented the Phase 2B final plat at the October 13 Commissioners Court meeting. Commissioner Josh Marr made the motion, Commissioner Art Arthur seconded, and the court approved it 5-0 (minutes). The county’s agenda request says the preliminary plat for all of Sunset Ranch was approved on October 10, 2023, that the engineering plans were reviewed and approved, and that every requirement for final approval had been met.
According to the plat by Kimley-Horn, Phase 2B covers about 18.1 acres with 93 residential lots and 2 common-area lots on streets including Holler Drive, Baysin Drive, Isle Lane and Locke Lane. Street right-of-way takes about 4.1 acres, about half an acre is set aside along Block Road, and a little over a quarter acre is open space, leaving about 13.2 net acres. It also places the land outside the 0.2% annual chance floodplain on the current FEMA map. The plat says no lots can be sold until it is approved and recorded.

Where construction stands
At the district’s September 9 meeting, Brian Hunnicutt of Green Brick Partners told the board that Phase 1 lots had been delivered to the homebuilders. He said paving in Phase 2A and water and sewer lines in Phase 2B would be finished by early October, and that Phase 2A lots should be delivered in the first quarter of 2027 (MUD minutes). That same night the board approved a $589,032 payment to CW Young Construction for water, wastewater and storm drainage work in Phase 2A.
- Phase 1: lots delivered; homes for sale and move-in ready now.
- Phase 2A: streets and utilities under way; lots expected in early 2027.
- Phase 2B: utilities installed; final plat approved by the county on October 13, 2026.
If you are picking a lot, ask which phase it’s in and whether more construction will happen next to it. A lot backing up to a future phase will have work trucks and noise for a while.
The lawsuit and the concrete street rule
Note 20 on the Phase 2B plat is unusual. Section 4.4.3 of the Grayson County Subdivision Regulations says any subdivision with lots smaller than 1 acre must build concrete streets inside the development and along the full frontage of any existing county road. The 93 Phase 2B lots share about 13.2 net acres, so the average lot is about a seventh of an acre, far below the 1-acre line. The plat says the developer’s duty to follow Section 4.4.3 depends on the final outcome, after all appeals, of GRBK Edgewood LLC v. Grayson County, Grayson County Commissioners Court, et al., Cause No. CV-25-1128 in the 397th District Court of Grayson County. If that judgment is reversed or changed on appeal, the developer’s obligations will be adjusted to match.
Court-record service UniCourt shows an appeal in the case filed at the Fifth District Court of Appeals in March 2026. We couldn’t find a ruling from that court, and neither the plat nor the county agenda says which side won in the trial court. In plain terms, what the developer owes on street standards, including along Block Road, is still tied up in court. Buyers aren’t parties to the lawsuit, but streets that are built cheaper today will be the MUD’s to maintain later, and the MUD is paid for by your tax bill. Ask the sales office what the streets in your section are made of and who is responsible if the ruling changes things.
Schools, commute and daily life
Trophy markets Sunset Ranch as Gunter ISD. Check your exact address with the district before you sign, since campus assignments can change as the district grows. Preston Road runs south toward Celina and Prosper, and US 75 is east toward Sherman. In town, Gunter has a small but growing set of restaurants and shops. Our moving to Gunter guide covers the basics.
Sunset Ranch is small next to what’s coming. Centurion American’s Platinum Ranch plans about 4,224 lots, and Taylor Ranch about 649, both paid for with public improvement district (PID) assessments instead of a MUD tax. If you are weighing those future options against buying here now, compare the yearly special-district cost of each one, not just the sticker price.
