Gunter TX New Home Communities: Built, Selling and Planned (2026)
Gunter TX new home communities right now come down to two places where you can actually buy a new house this fall, plus a much bigger wave that is still dirt work. As of October 2026, Trophy Signature Homes is selling at Sunset Ranch (listed from $299,990), just outside the city limits, and Mattamy Homes is selling at The Bridges at Preston Crossings (plans listed from $319,990). Behind them, Centurion American’s Platinum Ranch (about 4,224 planned lots) and Taylor Ranch (about 649 planned lots) are approved and bonded, with streets and utilities under way or about to start and no homes for sale yet. A handful of one- to two-acre lot neighborhoods are either sold out or preselling.
Updated October 21, 2026. This guide is a status board for every new-home community we could verify in and around Gunter: what’s built, what’s selling, what’s approved and what’s still on paper. For each one we list whether it’s inside the city or in unincorporated Grayson County, who provides water and sewer, whether a PID or MUD is involved, the school district, and a link to the source. Prices are builder list prices as of October 2026. Developer and bond-document figures are projections, not promises.

Selling now: Sunset Ranch
Sunset Ranch is the lowest-priced new construction near Gunter right now. Trophy Signature Homes lists homes there from $299,990 to $444,990, with 3 to 5 bedrooms and plans starting at 1,628 square feet. The sales address is 2100 Balsam Drive, east of Preston Road (SH 289) off Hunt Road and Fox Lane. Trophy is a subsidiary of Green Brick Partners, and the county plat lists GRBK Edgewood LLC of Plano as owner and developer.
What the sales page doesn’t spell out is that Sunset Ranch is not inside Gunter city limits. It’s a Grayson County subdivision with a Gunter mailing address, and the county, not the city, approves its plats. The notes on the official Phase 2B plat, filed in the Oct. 13, 2026 Commissioners Court agenda packet, say:
- The Sunset Ranch Municipal Utility District (MUD), not the county, owns and maintains the streets and drainage inside the plat.
- Mustang Special Utility District provides water and sewer. Grayson-Collin Electric provides power.
- Every lot owner must belong to the homeowners association, Sunset Ranch Residential Community, Inc., which can levy assessments.
- Deeds must tell buyers that the streets are public, that the MUD is responsible for them, and that street condition can affect emergency access.
- The developer’s duty to meet the county’s concrete-street rule (Subdivision Regulation 4.4.3) depends on the final outcome of GRBK Edgewood LLC v. Grayson County (Cause No. CV-25-1128), a lawsuit the developer filed against the county in the 397th District Court.
Phase 2B adds 93 homesites and two common-area lots on about 18.1 acres. The plat was on the county’s Oct. 13 agenda for a vote. As of Oct. 21 the county hadn’t posted minutes for that meeting, so we can’t yet confirm the result. Earlier phases are already platted and selling. If you’re shopping here, ask for the MUD tax rate, the HOA budget and the status of the lawsuit before you sign.

Selling now: The Bridges at Preston Crossings
The Bridges is Gunter’s established golf-course neighborhood, built around a Fred Couples signature course at The Bridges Golf Club. Mattamy Homes is the current builder. Its page lists single-family plans from $319,990 (the Buchanan, 1,800 square feet) up to plans starting at $413,990, ranging from 1,800 to 2,919 square feet. Quick move-in homes were listed from $329,990 to $414,990 in October 2026, and some aren’t ready until January 2027. Mattamy says a new phase is opening with new model homes, and residents get a private community pool and playground. Golf club membership is optional and separate. The sales center is at 1923 Augusta Avenue.
The newest section is real and recent. The Gunter Planning & Zoning Commission unanimously approved the final plat for Bridges Phase 1B, 96 homesites and 3 open-space lots on about 40.6 acres, on Feb. 12, 2026, according to P&Z Radar. The City of Gunter housing page lists The Bridges among its neighborhoods. Mattamy’s page doesn’t mention a PID or MUD, so ask for the full tax and HOA picture for the specific lot.

Under construction: Platinum Ranch
Platinum Ranch is the project that will change Gunter’s size. According to the city’s preliminary bond offering document, it covers about 1,715 acres inside Gunter city limits, north of Marilee Road near Stiff Chapel Road and Old Scaggs School Road, about 1.5 miles west of Preston Road. The developer, an affiliate of Centurion American, expects about 4,224 single-family lots at build-out, plus residential villas. Centurion has also described plans for roughly 290 villas, 277 acres of mixed-use development and up to 3,000 apartments.
- First phase (Improvement Area #1): about 242 acres and 962 lots (681 at 50 feet, 162 at 60 feet and 119 at 70 feet).
- Status: streets and utilities began in the first quarter of 2026 and are expected to finish in the second quarter of 2027. In August 2026 FMSbonds priced about $61.7 million in PID bonds for the project.
- Builders: the bond document lists lot contracts with Lennar, D.R. Horton, First Texas Homes, Coventry Homes and Siena Homes covering 1,563 lots, including every lot in the first phase. Centurion said in January 2026 that it expected lot deliveries to builders in the second quarter of 2027.
- Projected home values: the bond document’s estimates are about $450,000 on 50-foot lots, $540,000 on 60-foot lots and $630,000 on 70-foot lots. Builders will set real prices when sales open.
Platinum Ranch homeowners will pay a PID assessment on top of regular property taxes. The bond document estimates average annual installments of about $3,956 on a 50-foot lot, $4,747 on a 60-foot lot and $5,539 on a 70-foot lot. That’s about $0.879 per $100 of value, bringing the estimated total to about $3.04 per $100 when added to the 2025 base rate of $2.1639. Those figures are preliminary and subject to change. Part of the land also sits in Platinum Ranch MUD 1A, which has never levied a tax and is expected to be removed from the property.

Approved and bonded: Taylor Ranch
Taylor Ranch is Centurion’s smaller Gunter project, about 497 acres south of Little Elm Creek Road and east of Westman Road, inside the city. It was rezoned and given a PID in September 2025, and in July 2026 FMSbonds priced $14,985,000 in bonds for the first phase and $2,016,000 for the major improvement area. The bond document describes 649 lots at build-out and 301 in the first phase, with Siena Homes and Beazer Homes under contract. Streets and utilities are projected from the third quarter of 2026 through the fourth quarter of 2027, so nothing is for sale yet.
The preliminary bond document estimates a PID installment of about $3,793 a year on a 50-foot lot, rising to about $6,388 on a 100-foot lot. Those numbers were written for a larger bond amount than the one that priced, so treat them as preliminary. Our full Taylor Ranch guide covers the lake question, the lot schedule and the amenity deadlines.
Acre lots and smaller neighborhoods
If you want land rather than a production-builder lot, the options are small and turn over fast. Gunter Land sells one-acre-plus lots directly to buyers, who can bring their own builder. Its Hunter’s Ridge and Deer Crossing neighborhoods are sold out, and Chase Oaks (9 lots) is marked “Coming Fall 2026.” At Double H Ranch, Land & Roots is preselling 16 homesites of one to two acres on a single cul-de-sac on McConnell Road, outside city limits. The builder notes that the concrete road and fence aren’t installed yet, and only lots 1 and 4 can start construction now. All homes there are built by Scott Post Homes.
The Meadows, a one-acre-lot neighborhood built by Landsea Homes, is listed as sold out on Jome. Landsea merged with New Home Co. and has operated as {a(RWN,’Risewell Homes’)} since December 2025, which is why older Landsea links now land on Risewell’s site. {a(RW,’Risewell’)} lists a separate Gunter community, Golden Estates, with half-acre lots and no price posted yet. Outside city limits, expect county roads, county platting rules and fewer city services, and confirm water, septic or sewer for the exact lot.
Schools: Gunter ISD and capacity
Every community above that lists a district lists Gunter ISD. The district describes itself as a 3A district of about 1,100 students across more than 66 square miles (Gunter ISD). Platinum Ranch and Taylor Ranch alone plan about 4,873 lots. That doesn’t mean 4,873 new students on day one, since homes come in phases over years, but the scale is clear. The Platinum Ranch development agreement requires the developer to dedicate three school sites of about 20 acres each.
The district is still deciding where its next high school goes. In July 2026 KTEN reported that Gunter ISD dropped the 118-acre JC Maples Road site after a demographic study. The superintendent said the site had no sewer, power or water lines, and that “a lion’s share” of growth will be “to the west of 289 and south of [FM] 121,” which is where Platinum Ranch and Taylor Ranch sit. Our Gunter ISD guide covers campuses, ratings and bonds.
Water and sewer: Mustang SUD
The City of Gunter doesn’t own or run any water or sewer operations. Mustang Special Utility District does, and Mustang SUD also serves Sunset Ranch in the county. For Platinum Ranch and Taylor Ranch, the bond document says water will come from new on-site wells and sewer will go to a new water reclamation facility the developers must build. Mustang SUD’s ability to serve depends on getting groundwater permits and confirming how much the wells actually produce. Preliminary testing indicates the first two wells should cover Platinum Ranch’s first phase and Taylor Ranch’s first phase.
The same document discloses a lawsuit, Eugenia Anderson v. City of Gunter and Mustang SUD, which argues the city’s sale of its water and sewer system to Mustang SUD needed voter approval. The case is paused while an appeal is pending.
Roads, traffic and the commute
Gunter is reached by SH 289 (Preston Road) and FM 121. The bond document puts the city about 12 miles southwest of Sherman and 35 miles north of Dallas, and puts Platinum Ranch about 24 miles north of Frisco. Many of the roads near the big projects are still rural: the Taylor Ranch appraisal photos show gravel on Little Elm Creek Road, and Platinum Ranch’s site photos show a two-lane Grayson Parkway running past open farmland. Both developments include some road improvements in their plans, so ask which roads near your lot are scheduled for work and when.

The Platinum Ranch concept plan shows a future Grayson County toll road on its west side, and the Gunter ISD superintendent told KTEN “we will eventually have a Tollway.” But our Grayson County development tracker explains why tollway concepts north of the county line are still studies, not funded construction. The other big change on SH 289 is industrial. BNSF broke ground on its 944-acre Logistics Center North Dallas on March 12, 2026, with the first phase expected to take about 19 months. More on that in our BNSF Gunter coverage.
Growth and small-town culture
The bond document lists Gunter’s 2020 census population as 2,060 and the city’s current estimate as about 2,700. Planned lots at Platinum Ranch and Taylor Ranch outnumber today’s residents. Whether that’s good news depends on who you ask, and the record shows it wasn’t unanimous: the Taylor Ranch rezoning and PID passed the city council 4-1.
