Pilot Point TX New Home Communities: Selling, Approved and Coming (2026)
Pilot Point TX new home communities you can buy into today are Mobberly Farms, Creekview (including Fossil Ridge and Meadows) and Windrose, plus LGI’s Yarbrough Farms townhomes off U.S. 377. Behind them, Bryson Ranch is platted and financed for 3,000+ homes with first residents targeted for late 2027, Maverick Farms is PID-financed and listed as coming soon by Mattamy, and Hillwood’s Lantern and Green Brick’s Burks Ranch are still land and plans. This hub is a November 2026 status board with the PID ordinance numbers the city has published, not a sales pitch.
Updated November 3, 2026. Prices are what builders showed on their sites the day we checked. Developer lot counts and bond figures are projections. The city’s public improvement districts page is the place to pull the current service and assessment plan for a specific street. For the bigger growth story (population, roads and schools), see our Pilot Point TX growth guide. For the Grayson County side of the same corridor, start with Gunter TX new home communities.

Selling now: Mobberly Farms
Centurion American puts Mobberly Farms at about 520 acres between FM 1385 and Mobberly Road, planned for 1,986 single-family homes in Pilot Point ISD, with a pool, dog park, playground and open space. On November 3, 2026, Lennar listed the community as actively selling from about $223,999 to $291,999 at 6413 Adderly Road, and M/I Homes priced its Smart Series from $245,990 at 6517 Adderly Road. Centurion also lists Centex among the builders.
Mobberly sits in a city public improvement district. The council approved the 2026 annual update to the Mobberly SAP on July 23, 2026 (Ordinance 644-17-2026) and an Improvement Area #3 SAP on September 24, 2026 (Ordinance 657-17-2026), according to the city’s PID page. We did not re-open the full SAP PDFs from the box today (the city site is often Cloudflare-blocked), so treat yearly installment dollars as something you pull from the current roll for your lot, not from this guide.

Selling now: Creekview (watch the school-district split)
Creekview is Centurion’s roughly 1,000-acre, 2,375-home community with sections that include The Meadows and Fossil Ridge. Lennar listed Creekview as actively selling from about $228,999 to $352,999 on November 3, 2026, with a sales address at 5911 Kerber Way. Ashton Woods builds at Creekview Fossil Ridge from about $289,000. Bloomfield Homes shows move-in and available inventory at Creekview Meadows into November 2026.
The detail that trips up buyers is schools. Parts of Creekview are zoned to Celina ISD and parts to Pilot Point ISD. Builder pages sometimes show Pilot Point schools by default; that is not enough. Confirm the attendance zone for the exact address with the school district before you write earnest money. The Creekview PID’s 2026 SAP update is Ordinance 646-17-2026 (July 23, 2026), with Improvement Areas #2 and #3 under Ordinance 654-17-2026 (September 24, 2026).

Selling now: Windrose and Yarbrough Farms
Windrose by D.R. Horton is a separate selling community at 2310 Water Lily Way. On November 3, 2026 the builder showed Tradition Series homes from about $326,990, with plans from roughly 1,484 to 2,694 square feet and a dozen homes listed for sale. Horton lists Pilot Point ISD schools for the community. Windrose did not appear on the city’s PID SAP list we reviewed, so ask the seller and title company what assessments, if any, apply to the lot.
Yarbrough Farms is LGI Homes’ townhome community just off U.S. 377 at 766 Carson Lane, listed from $294,900 with 2- to 4-bedroom plans and leasing options on select inventory. It is a different product from the master-planned single-family projects above. Confirm schools and any HOA or special assessments for the specific unit.

Approved and coming: Bryson Ranch, Maverick Farms, Lantern and Burks
Bryson Ranch is the largest project in town — more than 3,000 homes on about 1,050 acres east of FM 1385. Our Bryson Ranch Pilot Point guide covers the July 2, 2026 final plats (Phase 1A 650 lots, Phase 1B 407 lots), the builder lot contracts, PID installments from the bond documents and the late-2027 first-resident target. The 2026 annual SAP update is Ordinance 645-17-2026 (July 23, 2026); the PID itself was created October 24, 2024. Nothing is listed for sale by builders yet.

Maverick Farms is about 364 acres with a city PID. The council adopted Improvement Area #1 and Major Improvement Area SAPs on February 12, 2026 (Ordinances 628-17-2026 and 629-17-2026). Mattamy Homes lists the community as coming soon with an interest list and planned amenities (amenity center, pond, trails, pocket parks). Lot counts in city and secondary sources are on the order of about 1,348 at build-out with roughly 539 in the first improvement area — treat those as developer/SAP figures until you see a recorded plat for your phase. Mattamy’s page Education section says Pilot Point ISD; still verify the lot.
Lantern is Hillwood’s 618-acre purchase near FM 1385 and Friendship Road. Hillwood says work will not begin immediately and outlines about 2,000 homes plus retail, apartments, parks, trails and a possible Pilot Point ISD elementary. The Dallas Morning News has reported a price band from the high $300,000s to about $700,000; that is a forecast, not a current builder list.
Burks Ranch is Green Brick Partners’ land buy near Lake Ray Roberts. The company’s March 11, 2025 press release announced the first-phase acquisition of about 570 acres and said timing would be announced later; press coverage has cited roughly 2,100 homes. It is not selling.
What a Pilot Point PID means for your payment
A public improvement district lets the city levy special assessments so that streets, drainage, water lines and amenities get built, then repaid by the lots that benefit — on top of regular city, county, school and college taxes. The city’s PID page currently publishes SAPs for Creekview Estates, Maverick Farms, Mobberly Farms and Bryson Ranch. For a plain-English walk-through of how those assessments show up on a tax bill (using Gunter examples and the same Chapter 372 rules), see our PID tax in Gunter TX guide. Before you buy in Pilot Point:
- Ask for the Texas Property Code §5.014 notice to purchaser and the current annual installment for that improvement area and lot width.
- Pull the SAP PDF from the City of Pilot Point PID page (Ordinances 644, 645, 646, 628/629, 654 and 657 are the 2026 numbers cited above).
- Confirm water and sewer provider. Bryson Ranch, for example, is in Mustang Special Utility District’s service area under a city agreement — not every Pilot Point address is on city utilities.
Schools: Pilot Point ISD after the failed bond
Most of these communities feed Pilot Point ISD — except parts of Creekview that feed Celina ISD. In May 2026, voters rejected a $295 million Pilot Point ISD bond (official canvass 845–539) that would have funded a new high school, a new elementary and renovations. Enrollment has kept climbing. Our Pilot Point ISD bond guide covers the tax math, capacity dates and what the board has said about a possible later election. For a wider look at districts along the county line, see the Grayson County school districts parent guide.
Buyer checklist
- Is the community actually selling, or only “coming soon” / interest-list?
- Which ISD is assigned to the exact lot (especially at Creekview)?
- What is the current PID annual installment, and which ordinance / improvement area covers the lot?
- Who bills water and sewer (city vs. Mustang SUD vs. other)?
- Drive your commute at rush hour — Lake Ray Roberts marketing does not equal a short trip to Frisco or Dallas.
- Compare the same questions on the Gunter side at our Gunter hub.
Pilot Point TX new home communities FAQ
Which Pilot Point new home communities are selling right now?
As of November 3, 2026: Mobberly Farms (Lennar, M/I), Creekview sections (Lennar, Ashton Woods, Bloomfield and others), Windrose (D.R. Horton) and Yarbrough Farms townhomes (LGI). Bryson Ranch, Maverick Farms, Lantern and Burks Ranch are not selling finished homes yet.
Do Pilot Point new homes have PID taxes?
The large Centurion and Maverick projects do. The city publishes SAPs for Mobberly Farms, Creekview, Bryson Ranch and Maverick Farms. Windrose and Yarbrough were not on that list when we checked — still get the notice to purchaser in writing.
Is Creekview in Celina ISD or Pilot Point ISD?
Both. The community straddles the two districts. Never trust a sales-office default; confirm with the district for the street address.
Is Pilot Point in Grayson County?
No. Pilot Point is in Denton County, just south of the Grayson County line. That is why this hub cross-links to Gunter coverage rather than folding both towns into one page.
When will Bryson Ranch homes go on sale?
Builders have not posted sale prices yet. Centurion has said it expects first residents by late 2027. Follow our Bryson Ranch guide for plats, PID math and timeline slips.
