Acre Lots in Gunter TX: Chase Oaks, Double H Ranch and What Outside City Limits Means
Updated November 3, 2026.
Acre lots in Gunter TX are scarce, turn over fast, and often sit outside city limits — which means county roads, no City of Gunter property tax, and water that may be Mustang SUD, a private well or a septic system instead of city sewer. As of November 2026, Chase Oaks is marketing a Fall 2026 debut with nine roughly one-acre lots, Double H Ranch is preselling 16 lots of one to two acres on McConnell Road, The Meadows (Landsea, now Risewell) is sold out, and Hunter’s Ridge and Deer Crossing are sold out. The Bridges at Preston Crossings is the golf-course production option still selling, with Mattamy plans from $319,990. This guide is a status board, not a sales pitch.

“Not confirmed” means we could not verify a vote or minutes from the box today. Ask the seller in writing before you treat any row as a promise.

What “outside city limits” actually means
A Gunter mailing address does not mean you live inside Gunter city limits. Double H Ranch says plainly that it sits outside city limits in Grayson County. Gunter Land markets Chase Oaks, Hunter’s Ridge and Deer Crossing with “no city taxes.” In plain English, that usually means:
- No City of Gunter property tax. You still pay Grayson County, Gunter ISD, Grayson College and any special district that applies. “No city taxes” is not “no property taxes.”
- County rules, not city zoning (unless you are in the ETJ and the city has a say on the plat). Unincorporated lots follow Grayson County subdivision regulations and county road standards. Confirm who maintains the street in front of your lot.
- City services do not automatically follow you. Police, fire and EMS coverage still exist, but trash contracts, street maintenance and building permits can differ from a lot inside city limits. Get each one in writing for the exact address.
- Water and sewer are not run by the City of Gunter. The city’s own water page says Mustang Special Utility District provides water and sewer for Gunter residents, and that the city does not own or operate those systems. On an acre lot outside town, you may still connect to Mustang SUD where lines exist — or you may need a well, septic, or both. Chase Oaks advertises “electricity and water at each lot” but does not spell out sewer on the public page. Ask before you bid.
Our Gunter TX utilities guide covers Mustang SUD setup, trash, power and internet for people moving into town. For acreage, treat that guide as a starting point and verify the exact lot.
Chase Oaks: nine lots, Fall 2026 debut
Chase Oaks is Gunter Land LLC’s next Gunter neighborhood. The developer says it features nine secluded homesites of about one acre each, coming in Fall 2026. Marketing points include no city taxes, bring-your-own-builder or preferred builders, custom build on your lot, and electricity and water at each lot. Contact listed on the page is GunterLandLLC@gmail.com and 214-726-5228.
What the public page does not show (as of November 3, 2026): lot prices, HOA dues, whether sewer is Mustang SUD or septic, a recorded plat link, or a street address for the entrance. Treat Fall 2026 as the developer’s marketing timeline, not a closing date. If you are comparing Chase Oaks to a production neighborhood, remember you are buying land and then contracting a custom builder — budget and schedule risk sit with you.

Double H Ranch: 16 lots, preselling now
Double H Ranch is a Land & Roots development built exclusively by Scott Post Homes. The page says the neighborhood has 16 homesites on a single cul-de-sac concrete road with no through traffic, with lots of one to two acres and wide road frontage. It sits outside Gunter city limits in Grayson County. The model home is around the corner at 674 Pike Road, Gunter.
Construction status matters here. The developer says you can start building on lots 1 and 4 now. Lots 2, 3 and 5–16 can begin after the road is finished. A black high-end metal estate fence and the concrete road are still to be installed, and trees are planned on McConnell Road. Average build time is listed at about six to seven months. Lot holds are being accepted. Contact listed: September Green at september@landandroots.com.

Unlike Chase Oaks, you cannot bring your own builder. That can be simpler for some buyers and a deal-breaker for others. Ask for a written lot price, HOA status (the page does not advertise dues), water and sewer plan, and a timeline for the road and fence before you put money down.

The Meadows, Hunter’s Ridge and Deer Crossing: sold out
The Meadows was a one-acre homesite community built by Landsea Homes. Landsea has operated as Risewell Homes since the New Home Co. combination in late 2025. Aggregator Jome lists The Meadows as sold out. A model at 170 Meadow Lane closed April 23, 2026, according to listing records. We are not publishing old plan prices; they are stale. Risewell’s next Gunter project is Golden Estates, marketed with half-acre lots and a 2027 timing, with no price posted yet.
Gunter Land’s Hunter’s Ridge and Deer Crossing pages still describe the neighborhoods (no HOA, no city taxes, fiber, electricity and water at each lot) but the main site marks both sold out. Those pages are useful for understanding the product type, not for shopping inventory.
The Bridges at Preston Crossings: the golf-course option
If you want space and amenities but not a full custom acre build, Mattamy Homes’ The Bridges at Preston Crossings is the production neighborhood still selling next to the Fred Couples Signature golf course. The City of Gunter lists it on its Housing & Property page. Sales address: 1923 Augusta Avenue. Mattamy markets Gunter ISD, a private community pool and playground, and optional membership at The Bridges Golf Club.
Prices checked November 3, 2026 on Mattamy’s site: floor plans starting from $319,990 (Buchanan, 1,800 sq ft) up through Toledo from $413,990 (about 2,894–2,919 sq ft). Quick move-ins and promotions change often — one Lavon listing showed $379,990 marked down from $420,513. Homes are three to five bedrooms, about 1,800 to 2,919 square feet, one and two stories. These are not one-acre lots; they are the golf-course large-lot / amenity alternative most newcomers compare against acreage. See also the Bridges row on our new-home hub.

Preston Fields Estates and The Woods of Preston
Preston Fields Estates appeared on the May 14, 2026 Gunter Planning & Zoning agenda as a preliminary plat for about 22.98 acres and 19 lots along Old Tioga Road west of Bounds Road, within the city and its extraterritorial jurisdiction (P&Z Radar). We could not pull the May 14 minutes from the city’s Agenda Center today (the download returned the site HTML, not a PDF), so we are not calling this approved. If you hear it is for sale, ask for the recorded plat and the vote date.
The Woods of Preston is listed next to The Bridges on the city’s housing page, which tells you it is an established local neighborhood. Public detail beyond that listing is thin, so we keep it on the board without inventing lot sizes or prices.
Water, schools and roads in brief
Water and sewer: Mustang SUD serves Gunter; the city does not run the systems. Phone: 940-440-9561. Office: 7985 FM 2931, Aubrey. On acreage, confirm in writing whether your lot has Mustang service, a well, septic, or a mix. Do not assume city sewer.
Schools: Builders and developers marketing these communities point to Gunter ISD. Confirm the campuses for the exact address with the district. Growth pressure from Platinum Ranch and Taylor Ranch is real; our Gunter ISD new high school guide explains why the JC Maples site was dropped.
Roads: SH 289 (Preston Road) and FM 121 are the main corridors. County roads serving outside-city lots can be narrower and slower to upgrade than city streets. Our Gunter TX commute to Dallas guide covers drive times and road projects. We are not publishing toll-road opening dates.
How acre lots compare to PID and MUD neighborhoods
Acre and large-lot custom communities are a different product from Centurion’s bonded PID projects and from Trophy’s Sunset Ranch MUD:
- Platinum Ranch — about 4,224 planned lots; infrastructure under way; PID assessments on top of base taxes.
- Taylor Ranch — about 649 lots; approved and bonded; PID plus a TIRZ.
- Sunset Ranch — selling from about $299,990; unincorporated county; $1.00 per $100 MUD tax.
Our PID tax in Gunter TX explainer walks through those yearly costs. Acre-lot buyers usually trade special-district assessments for larger land, custom construction risk, and more homework on septic, wells and county rules.
Buyer checklist: city limits vs. county acreage
- City limits or county? Ask for a survey or appraisal-district map that shows the city boundary, not just the mailing address.
- Water: Mustang SUD tap, private well, or both? Get the provider letter and any tap fees.
- Sewer or septic? If septic, ask about soil tests, setbacks and repair history. If sewer, confirm the district and monthly rates.
- MUD / PID / HOA: Read every disclosure. Acre communities often skip PID/MUD, but HOA rules still show up. Sunset Ranch is the clear MUD example nearby.
- Who builds? Bring-your-own-builder (Chase Oaks / Gunter Land) vs. exclusive builder (Double H / Scott Post) vs. production (Mattamy Bridges).
- Road status: Is the concrete road in? Who maintains it after closing?
- Schools: Confirm Gunter ISD campuses for the PIN, not the neighborhood name.
- Taxes: Ask the county tax office for a sample bill on a comparable improved acreage parcel. “No city taxes” still leaves ISD and county as the big lines.

Acre lots Gunter TX FAQ
Are there acre lots for sale in Gunter TX right now?
Limited ones. Chase Oaks is marketing for a Fall 2026 debut (nine ~1-acre lots). Double H Ranch is preselling 16 lots of 1–2 acres, with only lots 1 and 4 buildable until the road is finished. The Meadows, Hunter’s Ridge and Deer Crossing are sold out.
Does “no city taxes” mean low taxes?
No. It usually means you skip the City of Gunter rate. You still pay school, county and college taxes, and any special district that applies. Compare a sample tax bill, not a marketing bullet.
Who provides water in Gunter?
Mustang Special Utility District, not the City of Gunter. Call 940-440-9561. Acre lots may use Mustang, a well, septic, or a combination — confirm for the exact lot.
Is The Bridges an acre-lot community?
No. It is Mattamy’s golf-course production neighborhood in Gunter, listed on the city’s housing page, with plans from $319,990 as of November 3, 2026. We include it because many buyers comparing “more space near Gunter” look at Bridges next to true acre lots.
Was Preston Fields Estates approved?
We cannot say. A preliminary plat for 19 lots on about 22.98 acres was on the May 14, 2026 P&Z agenda. Minutes were not available from our fetch today, so treat approval as unverified.
